A Historic Renovation: Spaulding Lofts

While Hubbell Realty Company enjoys building brand new construction throughout central Iowa, the opportunity to breathe new life into one of Iowa's historic buildings is a rare occasion. One of the largest historic renovations in Hubbell history is that of Spaulding Lofts in Grinnell, Iowa, located about one hour east of Des Moines. Home to Grinnell College, this small city had a big time project for Hubbell. 

 

The history behind Spaulding

Between 1880 and 1910 numerous brick buildings were built by a man named H.W. Spaulding, a Vermont-native. Shortly after he came to Iowa, he began manufacturing wagons and carriages, the main form of transportation at the time. As modes of transportation changed, so did the building's purpose and Spaulding Manufacturing Company was born and automobiles were added to the company's lineup in 1909. 

However, the household name Ford was able to produce automobiles more cheaply, and no longer able to compete, Spaulding ceased auto production in 1916.
 

How did Hubbell transform the property?
Hubbell Realty’s $12.5 million renovation project converted the two brick buildings into trendy loft apartments that feature original architectural elements such as high ceilings, large windows and exposed wooden beams and brick. Spaulding Lofts has 41 one-bedroom and 36 two-bedroom apartments as well as a community room, fitness center, and business center. Outside, residents can enjoy a community courtyard and garden.
 

What does it take to accomplish a historic renovation?

The support of the community, lenders, and investors is vitally important when undertaking a project like this. The city of Grinnell presented Hubbell with a study showing a need for new housing in the community and a quality renovation of Spaulding Center was a perfect solution.

Then-Grinnell Mayor Gordon Canfield commented on the project, “We have worked hard to get to this day. High-quality loft apartments in one of our oldest buildings in the community not only provide new housing options, it also creates a sense of neighborhood in the area.” 

The Iowa Finance Authority’s affordable housing program, the Department of Cultural Affair’s federal and state historic rehabilitation programs, and the Iowa Economic Development Authority's Brownfield redevelopment program have all contributed to Hubbell's ability to complete the Spaulding Lofts community. Spaulding Lofts is a perfect example of how Hubbell Realty can assist in maintaining elements of our state's history while simultaneously bringing new, much needed housing to the area.
