Hubbell announces The Rye at Harrison, a new apartment & townhome community

Hubbell Realty Company has announced The Rye at Harrison, a new $20 million apartment & townhome community coming to the Greater Omaha area. The Rye will be located near NW S. 213th and Harrison Streets, near the Coventry Wood subdivision community, and is expected to begin construction in late 2025.
The first phase, which will encompass roughly 99 homes, is slated to begin later this year and be completed in late 2026. This will include 1-, 2-, and 3-bedroom homes.
In total, the project will have two or three phases, and a total of 286 homes, both market rate rental apartments and townhomes, and over 550 parking spaces. The entire project is slated to be completed by 2027.
“The Rye presents a unique opportunity to continue the expansion west along Harrison Street in a very desirable area. As we look ahead to the potential expansion at Nebraska Crossing Outlet, CONNECT Sarpy and a new children’s hospital and medical center, we believe rental housing of both types will be heavily desired for the workforce coming to this area,” said Matt Weller, Vice President of Development with Hubbell.
The Rye at Harrison will have townhomes surrounding the exterior and resident amenities on the interior such as a swimming pool, clubhouse, fitness center, dog park, and package concierge.
According to a recent CoStar Insight report, Omaha is coming off a record year of supply, ranking in the Top 20 across numerous sectors of the U.S. multifamily markets, behind markets like Nashville, TN; Austin, TX; Minneapolis, MN and Jacksonville, FL. As the end of the first quarter of 2025, Omaha kept similar pace with other major markets, posting a 3.6% annual rent growth and a 5.9% vacancy rate.

Hubbell, a 169-year-old West Des Moines, IA-based company, has developed more than $2.1 billion in project volume, built roughly 6,800 multifamily units and manages nearly 10,000 apartments in the Midwest. Learn more about the project HERE.
